We have all sorts of training on all sorts of topics. We have monthly webinars from EXIT Realty International. The head office arranges a professional in each month’s topic to speak to the whole company. They have been doing that since 2009. It is even cooler that we have access to every one using EXIT‘s online business hub! We have in-house training for more colloquial topics, like what our in-house lender can do to help market our listings, contract training and EXIT tools training. We have international trainers in town to share their best top producing secrets with EXIT agents.
We have free access to EXIT eListings which creates websites, virtual tours, and fliers. It also creates a text lead capture that I have on my listings’ signs which will send the video tour to the recipient and give me their phone number while they are still watching the video in front of the house.
We have free access to Dotloop which is a digital signing tool and digital file repository. I create all my contracts digitally and print them out with most of it filled out already. It makes quick work of paperwork. We have free access to an amazing CRM called Promoshop. EXIT Promoshop is built off of Sharper Agent. It allows me to follow up with leads over time. Buyers’ timelines are getting longer, if you haven’t noticed. When they first register for my amazing website, they may be 12 months from buying a home. If I am not in front of them for 12 months, I am not able to help them get a home! Promoshop can take care of most of that for me.
We have “Make It Happen Monday” which gives me some accountability and helps me keep on track for doing money making activities. We have the Power Hour where a hired IT expert teaches us tech, online marketing, how to make marketing print material, fixes our computers, fixes our software, helps us with our cell phones or whatever tech stuff we want to accomplish.
We have a great sales meeting where we do affirmations, people share good things that have happened to them, and we learn the latest issues that affect us in our business. And the Friday of the monthly sales meeting, we get together at a local restaurant and just enjoy each other’s company. It is said, you are an average of the top 7 people you hang around.
And my favorite reason why I am at EXIT Realty Central, is how much like a family we feel. I have heard everyone describe their office like that. But I know that if I need help with wording on a contract, the agents will help me instead of wishing me luck. And of course, the agents readily accept my help, when I can help them. The whole EXIT culture is supportive. I don’t see much vicious competitiveness. I see some! But usually, they figure out that they don’t fit the company culture and move on.

Larchmont is a extra beautiful neighborhood which is very ODU-centric. The neighborhood starts on the North side of Old Dominion University and continues North between the Lafayette River and Hampton Blvd. The north end is capped by a body of water called Edgewater Haven which flows into the Lafayette River. Your fastest access to the interstate will be up Hampton Blvd to Terminal Blvd (turn right) which will take you to Interstate 564. About a city block away is Interstate 64 which leads North to Hampton or South to Chesapeake. If you are looking for a nice place to pull your boat up to, you are in luck! There are plenty of homes here on navigable water with a dock!
Bluestone Playground is on the South end. It’s a nice playground right next to Foreman Field. There’s plenty of room for running.
Slightly North of there is the imaginatively named Brick Field. It is a field surrounded by brick. There’s not much more there and it’s good for Frisbee throwing and similar activities. Further North is Virginia Park. It is wooded and has a bench and tended grass. Far to the North is Myrtle Park. Myrtle park has a nice small track to walk around. The track has a nice bridge over the South end of Edgewater Haven. So it has an excellent, relaxing beautiful view!
You’re in luck for dining! D’Egg is a treat! They serve excellent breakfast dishes from morning time to early afternoon. And nearby is Taste @ Norfolk, a chain cafe featuring gourmet sandwiches and salads. ODU, of course, attracts a bunch of businesses that you will be quite close to. There is Subway, Miller’s Neighborhood Market, which sells gas too, Gray’s Pharmacy, Del Vecchios Pizza, No. 7 Chinese Fast Food, Taco Bell, Duncan Donuts, and CVS. Be sure to check out Westside Produce and Provisions on Colley Ave. There are usually several food establishments on Colley that tend to change hands over time, so look to see what is there. And as usual, there are at least 3 or 4 7-Elevens nearby.
Tidewater Gymnastics Academy is across Hampton Blvd and will provide your kids with various health-activity instruction. A little bit South of there is CrossFit 757 which is obviously a crossfit gym.
Schools serving this neighborhood are Larchmont Elementary School, Blair Middle School and Maury High School!
At the time of this article, the median home in Larchmont is around $430,000, with the low end coming in around $170,000 and the high end coming in at around $1,450,000. That’s typical Norfolk with a wide variety of values. Average days on market for homes here in the last year was 70 which is healthy. Homes here wound up selling for 97% of the listing price, which is typical. Currently, there’s actually a home here for sale that was built in 1783. There are also several new construction homes available. A huge variety in year-built is another typical aspect of Norfolk neighborhoods.

Kemps Village is an entire neighborhood of New Homes! The neighborhood is located off of Bonney Rd. It is extremely close to The Town Center of Virginia Beach. It is a short trip underneath Interstate 264 to get there. The neighborhood, Cornerstone, is North and the Interstate is North of that. Bonney Rd continues East to Witchduck Rd which connects with the Interstate. A local landmark and widely renowned State park, Mt. Trashmore! Bonney Rd continues West to Independence Blvd. which also connects with the Interstate. To the South is the subdivision Kempsville Gardens, Kempsville Greens (Golf) and Kempsville High School! The neighborhood is not far from the Interchange (I264 and I64) so travel all over Coastal Virginia is easily accessible.
The neighborhood is small and quiet. Too small to have a park, however there is a beautiful neighborhood lake. Homes, here, are on the lake (Waterfront!) There is a very picturesque series of white-fenced sidewalks that circle the lake. It is definitely a pleasant walk all the way around! Nearby. Mount Trashmore Park is on 165 acres! You can burn off a couple of extra calories walking up and down the “Mountain”. Or if flatland is more your style, you can do laps around Lake Trashmore. The Lake Trail, as it is called, is a 1.5 mile trek. The Perimeter Trail goes around most of the park and is 2.2 miles. People often walk, jog, run, bike, skateboard, scoot and hover board around the trails. They are flat, so strollers are an option. Along the trails are outdoor fitness stations! Dogs are welcome!
There are 2 close-by Starbucks, a P.F. Chang’s, Keagan’s, Ruth’s Chris, Sonoma Wine Bar and Bistro, California Pizza Kitchen, The Cheesecake Factory, Cold Stone Creamery, and local hotspot coffee joint, Daily Grind. Across the boulevard is Pembroke Mall and a bunch of excellent dining experiences! There is a nearby Walmart, Target, Kohls, Dick’s Sporting Goods, Krispy Kreme, Food Lion and my favorite, Best Buy! There are tons of other businesses in this area making it a desirable place to live and work with short commutes!
The Mt. Trashmore Family YMCA is close by as well as several crossfit gyms. The new UFC gym is West down Virginia Beach Blvd. And there is always Mt. Trashmore for a fresh walk around Lake Trashmore.
The schools for the area are Point O’ View Elementary, Larkspur Middle and Kempsville High School.

Chesopeian Colony is a very desirable neighborhood located North of Virginia Beach Blvd at Lynnhaven Parkway. It is surrounded on 3 sides by tributaries of the Lynnhaven Bay. It has once entrance on Lynnhaven Parkway. Most of the homes were built in the late 50s to the 70s, although several new homes exist. For the most part, they are around 2000 square feet or more. The new homes are considerably larger. Many premium waterfront homes line the shore! Nearby shopping is fantastic!
